TS2 Hospitality formed in 2016 when Spike and Steve Ehrhardt brought over 50 years of combined hotel experience to the greater Kansas City area and added Tom Koenigsfeld to the ownership team. Hotels under TS2 management include the Fairfield by Marriott in Warrensburg MO (opened August 2017), Holiday Inn Express Olathe West (opened August 2019), Four Points by Sheraton Olathe (opening February 2021), and two additional hotels currently under development in greater Kansas City. As part of Ehrhardt Properties, we’re able to leverage three decades of hotel management experience, delivering excellent guest experiences through our professional and engaged associate teams. The Ehrhardt family owns and operates over 30 franchised hotels in Missouri, Illinois, Kansas, and Oklahoma with a brand portfolio including Marriott, Hilton, IHG, Choice, and Wyndham.

Our story starts in 1959 when Spike Ehrhardt began working at a fast food restaurant in Quincy IL called Sandy’s during high school. After graduating high school and spending a few years in the National Guard, he worked his way up to manager of that same Sandy’s location and opened his first new store in Hannibal in 1965. Thus began the process of building a small empire of fast food restaurants in the Midwest. The Sandy’s chain was purchased by Hardee’s in 1973, and by the mid-1990’s the Ehrhardt’s owned and operated over 60 Hardee’s.
In 1988 Spike built the family’s first hotel, a three-story Super 8 in Macon MO. Two more Super 8’s were added to the portfolio over the next decade. The hotel operations picked up steam when the restaurant business was sold in 1997 and his oldest son Steve joined the hotel side of the business, forming Fort Wood Hotels with the opening of a Comfort Inn in St. Robert. Over the next 20 years, the Ehrhardt’s opened 26 more hotels, winning awards from every major hotel franchisor along the way.
In 2016 son-in-law Tom Koenigsfeld left behind careers at Hormel Foods and Learfield Sports to join the family business, and TS2 Hospitality was born. Tom’s first project was the Fairfield by Marriott in Warrensburg MO, a diamond-award winning Marriott hotel that was nominated in 2019 for Fairfield Hotel of the Year in North America. TS2’s second property, the Holiday Inn Express Olathe West in Olathe KS, opened in July 2019 as part of the Olathe Soccer Complex, with sister property Four Points by Sheraton Olathe scheduled to open in February 2021. Tom oversees all three properties and is leading the effort on TS2’s additional development projects in Greater Kansas City.
Spike is the “patriarch” that started it all for the Ehrhardt family business. He began working at Sandy’s fast food restaurant in Quincy IL in 1959 and worked his way up to store manager before opening his first new location in Hannibal in 1965. The restaurant operations totaled over 60 before being sold to Hardee’s in 1997, marking a shift in focus to the hotel business. Since building the first Super 8 in 1988, Spike has owned and operated over 30 hotels in Missouri, Illinois, Kansas and Oklahoma. He is actively involved in the Ehrhardt’s hometown of Hannibal through multiple organizations including Holy Family Catholic Church and Kiwanis Club. He lives in Hannibal with his wife Theresa.
Born in Quincy IL and raised in Hannibal, Steve is a graduate of the University of Central Missouri in Warrensburg. He went to work for State Farm after graduating from UCM and soon joined the family business overseeing openings and operations for the Ehrhardt’s Hardee’s locations. In the late 1990s, his focus shifted to and remains on the hotel side of the business. He is active in the community, serving on multiple boards including the Missouri Military Preparedness and Enhancement Commission and Whiteman Air Force Base Community Council. He has previously led the Lebanon Economic Development Partnership, Lebanon Chamber of Commerce, St. Robert Transportation District, Fort Leonard Wood Chapter of the Association of the United States Army (AUSA). Steve has also served as president of the Missouri Hotel and Lodging Association and global chairman of the IHG Owners Association. He lives in southwest Missouri with his wife Donna.
